What is an annual gas safety check


Do you use gas appliances in your home? It’s a good idea to get them checked by a Gas Safe registered engineer. It’ll help keep your family safe and may even prolong the life of your appliances.

If you’re a landlord with gas appliances in your rental properties, it’s your legal obligation to make sure they’re annually checked. You’ll also need to obtain evidence in the form of a Landlord Gas Safety Certificate.

What is a gas safety check?

A gas safety check is designed to inspect any gas appliances in a property, including boilers, cookers and fires to ensure they are working safely and efficiently. Typical checks include:

  • Checking the installation is safe and suitable for the location
  • Making sure an appliance is operating at the correct pressure
  • Ensuring there is an adequate air supply to the appliance and that it is burning gas correctly
  • Checking that flues and chimneys are clear and able to emit fumes and gases from the appliance safely outside
  • Testing all safety devices on an appliance to make sure they’re working correctly

Who needs an annual gas safety check?

As a homeowner, you are not required by law to have an annual gas safety check. However, it’s advised that you do. All gas appliances pose a risk of producing carbon monoxide – a poisonous gas that can be fatal. By having them inspected regularly, you can have peace of mind that your gas appliances are in good working condition and therefore less likely to be a safety hazard. Regular gas safety checks will help keep your family safe and prolong the life of your gas appliances.

Landlord gas safety requirements

If you are a landlord, you are required by law (Gas Safety Installation and Use Regulations 1998) to ensure the appliances in your rental properties are safe and must, therefore, organise annual gas safety checks. You will need to obtain a document known as the landlord gas safety certificate or CP12, which provides evidence to your tenants that the gas appliances in your rental properties have been checked and are deemed safe.

To get a gas safety certificate, you will need to hire a Gas Safe registered engineer to carry out a landlord gas check on your property. The document should detail all of the gas appliances that have been inspected and the engineer’s findings.

You are required to keep a record of annual gas safety checks for at least two years and must issue a copy of the certificate to your tenants within 28 days. Any new tenants must be given a copy of the CP12 certificate when they move in.

It’s worth noting that you are only responsible for gas safety checks on appliances, pipework and flues that you own. If a tenant is using their gas appliances in your property, you are not responsible for its safety checks or maintenance. However, you are still accountable for any pipework and flues the appliances are connected to and therefore, must have them checked.

Who can perform a gas safety check?

Only Gas Safe registered engineers can carry out annual gas safety checks. To be classed as Gas Safe, a heating engineer will have to have trained for their Gas Safe certification. Before hiring a Gas Safe engineer, it’s a good idea to perform a gas safe register check. Please search for your heating engineer’s name on the online Gas Safe Register to make sure they can legally work on your gas appliances.

It’s also worth noting that there are different levels of being Gas Safe. You can carry out a gas safety certificate check by asking to see your heating engineer’s ID. The information on their card will confirm whether they’re qualified to work on the gas appliances in your home or not.

As well as carrying out gas safety checks on your appliances, your heating engineer will be able to provide you with useful gas safety tips for your family or tenants. Safe practice and regular inspections will help reduce the risk of hazards and keep your appliances running correctly.

How much does a gas safety check cost?

A gas safety check will usually take around an hour to complete, but the cost varies from one heating engineer to the next. We did a quick online search and found quotes ranging from as little as £30 to around the £150 mark. Some companies charge a set fee for one appliance, i.e. a gas boiler and then additional charges for multiple appliances.

Unfortunately, the price of a landlord gas safety check is not something the Gas Safe Register regulates. We, therefore, suggest that you get several quotes to ensure you secure a fair price.

As an extra tip, we’d highly recommend booking your gas safety check during the summer months. Winter is the busiest time of year for heating engineers, so unless you’ve booked well in advance, they may struggle to fit you in.

Book in the summer and you may be able to get a discount or package deal on a gas safety check, boiler service and gas fire service, as heating engineers are more likely to need the work. Remember Landlord Gas Safety CP12 Certificates are only valid for 12 months. Always book in for a gas safety check, well in advance of its due date to keep on the right side of the law.
